MPF Traditional Products – Expanded Eligibility Coming Soon

Upcoming enhancements to the MPF Program that expand eligibility under MPF Traditional products.

FHLB Des Moines is pleased to share an exciting enhancement to MPF Traditional as part of those ongoing updates, in coordination with the MPF Program Provider.

On April 13, the MPF Program Provider announced upcoming enhancements to the MPF Program that expand eligibility under MPF Traditional products, providing Participating Financial Institutions (PFIs) with greater flexibility, stronger alignment with market standards, and additional opportunities to support affordable and sustainable homeownership.

These updates reflect direct feedback from PFIs and are designed to better align MPF Traditional offerings with market guidelines while advancing community-focused lending.

Effective April 27, 2026, PFIs may deliver loans with expanded eligibility under the MPF Traditional products (MPF Original and MPF 125):

  • Fannie Mae HomeReady® and Freddie Mac Home Possible® mortgages designed for low-income borrowers (≤80% Area Median Income) and permits up to 97% loan-to-value (LTV)*
  • Expanded manufactured housing eligibility, including single-width manufactured homes, Fannie Mae MH Advantage™ and Freddie Mac ChoiceHome® loans*
  • Rehabilitation loans, when home improvement or rehabilitation work is completed prior to loan delivery
  • PFI-funded affordable housing programs (AHP), including affordable seconds programs that support mission-focused lending

*Must comply with MPF Traditional mortgage insurance requirements.

To support implementation, the MPF Provider will host a webinar at 1 pm CT on Wednesday, April 22 to provide an overview of these updates and what they mean for your institution.
